Though we’ve heard that chorus sung repeatedly, the truth is there is more to the equation. Location is important, but condition & price are extremely important as well. The winner? Price.

The value of a home can be affected by a number of things. No matter where a home is located… lakeside, mountainview, or parkside, if it is not priced correctly it will not sell.

When discussing the selling price of your home, select a Realtor who specializes not only in marketing, but in market analytics as well. A good market analyst will include a number of statistics about your home, your neighborhood, your amenities, area market stats, and compare all of those to homes that have recently SOLD near you. By focussing on what has sold, you’ll have a clear idea of ‘market reality’ in your area.

A home in a good location will sell at fair market value. If it is in a bad location it will also sell at fair market value, but not as much as if it is in a good location. There is a buyer for every property, and to attract that buyer a seller is wise to determine how their property fits into the current market.

If a home is in great condition it will sell for a fair price. If it is not in great condition, it will sell for a fair price, and again, it won’t sell for as much as the one in great condition. But ultimately, neither condition or location will sell a house. Price will.

In order to best price and position your home in the marketplace, engage the help of a professional Realtor who knows the market, knows what has sold, and can demonstrate a successful ‘price range’ for your home.
