Our Spring Real Estate Market Is Heating Up

Our Spring Market is starting out strong and buyers continue to scratch their heads, often wondering how to ‘win’ when making an offer. Here are a few ideas to consider:

1. Work with an agent who is dedicated to giving you full service. That includes not sending you off to visit open houses on your own, etc. Often times, other agents have already been thru the house you like (with their clients) and have already established rapport with the listing agent. Takeaway: Rapport is good.

2. Work with an agent who has had successful outcomes getting their buyers’ offers accepted. Though a buyer’s financial strength is always important, it is telling how negotiating skill, ability to convey the great ‘qualities’ of the buyer and other non-measurable factors are considered by the seller. Afterall, they are selling their pride and joy and they want someone who’ll appreciate it as much as they do. Takeaway: Making a good impression can be very helpful and your agent can be a great asset in helping with that.

3. Experience matters. A good agent will talk to you about the process of making a successful offer and let you know what should be included in it. Takeaway: If your agent suggests throwing something out there to see if it sticks…you might want to shop for another professional.

4. The real estate market is strong and we still have more buyers  than sellers. To stand out, a strong earnest money deposit, willingness to pre-inspect before making an offer, and a number of other strategic decisions can give you a leg up on the competition.
